Which areas do you cover?

All of Bedok: Bedok North, Bedok South, the town centre, Bedok Reservoir, Chai Chee, Kembangan, Kaki Bukit, Frankel, Siglap, Bayshore, Upper East Coast and Tanah Merah.

How much does parquet polishing cost?

Polishing starts from $350 for a single bedroom and $1,300 for a whole 4-room HDB flat. Full sanding and repairs are quoted after inspection.

How long does it take?

Usually 1 day for one bedroom and 2 days for three bedrooms. You can walk on the floor in socks 12 to 24 hours after the last coat.

Is it dusty?

Our sanders are connected to dust extractors and we tape off doorways. Some fine dust is normal, and we clean up before we leave.

What does polishing include?

Machine buffing of the existing surface, one fresh coat of varnish in your chosen sheen, and a final inspection with care guidance.

What may cost extra?

Spot repair or block replacement, full sanding if the floor needs more than a polish, extra varnish coats or a premium finish, furniture removal beyond basic clearing on larger jobs, and difficult access such as no lift or a tight loading bay.

Why do herringbone and mosaic floors cost more?

The grain runs in different directions, so they need extra passes to sand evenly without scratches.

Does oil-based or water-based varnish cost more?

They can carry different costs because of product and application-time differences. See our guide comparing the two.

How do I pay?

PayNow or bank transfer after the job is finished and you've inspected it.

How much is parquet polishing in Bedok?

Polishing starts from $350 for a single bedroom (~100 sq ft), $600 for a living or dining room (~250 sq ft) and $1,300 for a whole 4-room HDB flat (~900 sq ft). Landed homes are quoted after a look.

How do I know if polishing is enough?

If there are grey patches where the timber is exposed, or the varnish is peeling, you need full sanding. If the colour is even and it is just dull, polishing usually works. Send us photos and we'll tell you.

Is polishing safe for engineered timber?

Yes. It doesn't remove timber, so it's often the best option for engineered floors with a thin top layer.

Will polishing remove deep scratches?

No. Deep scratches and dents need sanding. Polishing improves shine and protects the floor.

How much does full sanding cost?

Full sanding is quoted after we inspect the floor, because it depends on condition, area and repairs. If your floor only needs a polish (buffing plus a fresh coat), that starts from $350 for a single bedroom.

How long does it take?

A single bedroom takes about a day. Three bedrooms usually take 2 days. You can walk on the floor in socks about 12 to 24 hours after the last coat.

Is sanding very dusty?

Our sanders are connected to dust extractors, and we vacuum between passes. Some fine dust is normal, so we tape off doors and cover built-in furniture.

Can you do only one room?

Yes. Polishing a single bedroom starts from $350.

Oil-based or water-based varnish?

Oil-based PU gives a warm amber tone and is very hard-wearing. Water-based PU stays clearer, smells much less and dries faster. See our guide comparing the two.

Why is my parquet popping up?

Usually the adhesive has aged, or moisture has got under the floor from a leak, a window or the bathroom. Timber swells when wet and pushes pieces up.

Can you match my old parquet?

We carry common species such as teak, nyatoh and merbau. For rare or very old timber we try to salvage pieces from inside wardrobes or under fixed furniture.

Do I need to polish after repair?

It's optional, but polishing the room afterwards makes the repaired pieces blend in.

Can you make dark parquet lighter?

Sanding removes the old varnish and some surface colour, so the floor usually looks lighter. Some timbers, such as teak, stay warm in tone. A test patch shows what's possible.

Which colours are popular?

Natural, walnut and ebony are the most requested. Satin finishes are popular for darker colours because they show fewer marks.

Can you stain engineered timber?

Only if the top layer is thick enough to sand. We check before quoting.

Can we use the stairs during the job?

Yes, with planning. We varnish alternate steps or work in stages so there's always a way up and down.

Is a glossy staircase slippery?

Gloss can feel slippery in socks. We recommend satin varnish or an anti-slip additive for stairs.

Do you polish maisonette stairs?

Yes, including HDB maisonettes and landed homes.

Can you remove black water stains by sanding?

Light stains often sand out. Deep black stains go through the timber, so those pieces are usually replaced.

Do you treat termites?

We don't do pest treatment ourselves. If termites are active, we recommend treating them first, then we replace the damaged timber.

Will the new pieces match?

We match species and size, then sand and varnish the room. New timber can look slightly lighter at first and usually evens out over a few months.
